When comparing different company mortage rates there may be lot of difference you can find. When purchasing or refinancing a home most of the costs or rates will be the same irrespective of the lender you use. Based on state and loan size, fees may be charged by a third party other than the mortgage broker or mortgage lender.

If you made specific contractual agreements that circumvent the charges asked by third party then you need not to pay them, otherwise whether you know them or not , you will have to pay them. In addition to closing costs, you may have pre-paid fees. These are not considered as closing costs, but they are payable at the time of close.
